Polishing a concrete floor turns a plain slab into a hard, smooth, easy-to-clean surface, with no tiles or carpet on top. ConcreteSlab.co.za is a free quote service. You fill in one form and we pass your request to independent polishing contractors and concrete floor specialists in your area, who quote you directly. We do not grind, polish or seal floors ourselves. There is no fee and no obligation, and you can compare contractors before you decide.

How a concrete floor is polished

Polishing is a mechanical process, much like sanding wood. A heavy machine with diamond-impregnated pads grinds the surface in stages, from coarse grits to fine ones. Each pass removes the scratches left by the one before.

The usual steps are:

  • Repair: cracks, holes and joints are filled.
  • Coarse grinding: old coatings, glue and laitance are removed.
  • Densifier: a chemical hardener is applied to harden the surface.
  • Fine polishing: finer grits bring up the shine.
  • Guard: a stain-resistant sealer protects the finish.

Will your slab polish well?

Not every slab gives the same result. A floor that was power floated well, with sound concrete of 25 MPa or more, polishes best. A weak, patchy or badly finished slab can show uneven colour, pinholes and hairline cracks.

Aggregate shows through as the top layer is ground away. You choose how much: a cream finish removes little, while a salt and pepper or full aggregate finish goes deeper. A deeper grind costs more time, and the contractor should explain the trade-off.

On new work, tell the concrete contractor early. Mix design, curing and finishing all affect the final look.

Where it works and what to watch for

Polished concrete suits shops, showrooms, restaurants, warehouses, garages and modern homes. It copes well with underfloor heating and with foot traffic. Gloss levels range from matt to mirror-like.

  • Slip resistance: a high gloss can be slippery when wet. Ask about a matt or satin finish for entrances and kitchens.
  • Joints: saw-cut and construction joints stay visible and are usually filled.
  • Moisture: a slab without a damp-proof membrane (SANS 952) may stain or lift a sealer.
  • Dust and power: grinding makes fine dust and machines need power, so a generator may be needed during load-shedding.

What affects your quote

People often ask for the price per square metre, but we never give prices here. Contractors will look at:

  • The floor area and how many rooms it is spread across.
  • The condition of the slab, including cracks, stains and old coatings.
  • The finish you want: matt, satin or high gloss, and how much aggregate shows.
  • Colour, dye or stain, if you want it.
  • Access for machines, power supply and travel distance.

Photos and an honest description of the floor help contractors quote accurately.

Comparing quotes for polished concrete floors

The lowest figure is not always the best deal. When your quotes arrive, check:

  • Specification: the thickness, the concrete strength in MPa, the steel and the membrane, so every quote is for the same work.
  • Preparation: excavation, sub-base compaction, shuttering and who removes spoil and rubble.
  • Concrete and access: ready-mix or site-mixed, whether a pump is included and any part-load or waiting charges.
  • Finish, curing and guarantee: the surface finish, how long it will be cured, where joints are cut and what guarantee covers the work.

What to include in your request

  • Give the floor area in square metres, or the room sizes.
  • Say whether the slab is new or old, and its approximate age.
  • Describe cracks, stains, glue or old coatings.
  • Name the gloss level and look you want.
  • Mention your town, access, and whether power is available.

Frequently asked questions

Does ConcreteSlab.co.za polish concrete floors?
No. ConcreteSlab.co.za is a free quote service. You send one request and we pass it to independent polishing contractors and concrete specialists near you. They contact you directly with a quote. We do not grind, polish or seal floors, and there is no obligation.
Can any concrete floor be polished?
Most sound slabs can be polished, but results vary. A well-finished, hard slab gives the best result. Weak concrete, patchy repairs and surface cracks stay visible. A contractor can inspect the floor and tell you honestly what to expect before work begins.
Is a polished concrete floor slippery?
It can be if the gloss is high and the floor is wet. A satin or matt finish grips better. For entrances, bathrooms and kitchens, ask your contractor about slip resistance and about anti-slip additives in the sealer.
How do I find concrete floor polishing near me?
Tell us your town and the floor area, and polishing contractors who serve your area will reply. Ask each one about the grit stages, the densifier and sealer they use, and how they control dust. Compare what is included, not only the total.
