Cracks, flaking, rusty stains and slabs that have dropped are all signs that concrete repairs are due. Fixing them early is usually cheaper than waiting. ConcreteSlab.co.za is a free quote service. You fill in one form and we pass your request to independent repair and concrete contractors in your area, who quote you directly. We do not repair or pour concrete ourselves. There is no fee and no obligation, and you can compare contractors and their proposed methods before you decide.
Common problems and what causes them
Concrete rarely fails without a reason. Knowing the cause matters, because a patch that ignores it will fail again.
- Shrinkage cracks: fine cracks from drying. They are often harmless but let water in.
- Structural or settlement cracks: wide, stepped or growing cracks, often from heaving clay, collapsible sand or poor compaction.
- Spalling: pieces breaking off where reinforcing has rusted and swelled. Coastal air and thin cover make this common.
- Sinking slabs: ground washed out by leaking pipes or poor drainage.
- Surface wear: dusting, scaling and frost damage on the Highveld.
How repairs are done
The method depends on the damage. A contractor will inspect first and explain the options.
Fine cracks are cleaned and filled with a flexible sealant or injected with resin. Wider cracks may be routed out and filled, or stitched with steel staples. Spalled areas are cut back to sound concrete, the exposed steel is cleaned and treated, and a polymer-modified repair mortar is applied. Large patches may use formwork and a small pour of ready-mix.
Sunken slabs can be raised by injecting grout or foam beneath them, or removed and re-poured. Surface wear is dealt with by grinding, resurfacing or a new topping.
Repair or replace
Repairing is not always the right answer. If the slab is thin, badly cracked all over or has failed because of poor ground, a new pour may last longer than a patch.
- Isolated cracks and local damage are usually worth repairing.
- Widespread breaking or a failed base points to replacement.
- Cracks in suspended slabs, beams or columns need an engineer before any work.
- Cracks in a house wall or foundation may need an engineer's report for the insurer or NHBRC.
Ask contractors to explain the cause and why they chose their method.
What affects your quote
People often search for the cost of repairing a cracked slab, but each repair is different. We never give prices here. Contractors will look at:
- The type, length and width of the cracks, and the area damaged.
- Whether reinforcing is exposed and corroded.
- The repair method and materials chosen.
- Whether the slab needs lifting or the ground needs fixing first.
- Access, travel distance and any minimum call-out.
Photos and a short description help contractors quote well.
Comparing quotes for concrete repairs
The lowest figure is not always the best deal. When your quotes arrive, check:
- Specification: the thickness, the concrete strength in MPa, the steel and the membrane, so every quote is for the same work.
- Preparation: excavation, sub-base compaction, shuttering and who removes spoil and rubble.
- Concrete and access: ready-mix or site-mixed, whether a pump is included and any part-load or waiting charges.
- Finish, curing and guarantee: the surface finish, how long it will be cured, where joints are cut and what guarantee covers the work.
What to include in your request
- Photos of the damage, with something for scale
- Where it is, how long the cracks are and how wide
- Age of the slab and whether it has moved
- Any leaking pipes or drainage problems nearby
- Whether you need an engineer's report
